New Roofs Across Newnan, GA

Newnan is the seat of Coweta County, Georgia, about 12 miles west of Peachtree City. It was incorporated in 1828 and takes its name from General Daniel Newnan. The Census estimates 45,867 residents for 2025, up from 42,549 in 2020, which makes it the largest town this site covers.

The city calls itself the "City of Homes," a nod to the many historic houses that came through the Civil War standing. Depending on your street, a roof job could mean protecting an old house's character or swapping worn shingles on a newer two-story.

Old Houses and New Subdivisions in Newnan, GA

Newnan's median home value is $364,700, and 58.2 percent of homes are owner-occupied, a lower share than most nearby towns. That suggests a sizable rental market alongside long-time owners.

  • Historic homes near downtown. Steep pitches, dormers and chimneys give water more ways in. Ask how the roofer will treat trim you want to keep.
  • Subdivision homes. Many newer neighborhoods carry architectural shingles, and many first roofs are nearing the point where patching stops paying off.
  • Rental houses. Landlords can request an estimate like any owner. Tenants should take roof problems to their landlord.
  • HOA streets. Where an active HOA exists, check its color and material rules before signing anything.

What's Covered in Newnan, GA

  • Full replacement. Worth asking about when a roof patched after the 2021 storm keeps leaking. A full tear-off exposes the whole deck.
  • Storm and wind damage. A roofer's photos and notes can back up your claim, which remains between you and your insurance company.
  • Metal roofs. Some owners choose standing seam for its long life. Ask how panels are fastened and what each warranty covers.
  • Shingle roofs. Class 4 shingles are worth pricing. Many insurers discount them, each by its own amount.
  • Repairs. Older houses often need flashing work at chimneys and dormers, not a whole new roof.

More detail lives on the pages for full roof replacement, storm damage, metal roofs, shingle roofs and roof repair.

Newnan, GA and the 2021 Tornado

Late on March 25, 2021, a tornado formed in Heard County and tracked 38.9 miles east, reaching Newnan just after midnight. The National Weather Service rated it EF-4, measured peak winds of 170 mph, and called it Georgia's first EF-4 since 2011. Newnan High School and the Coweta County Justice Center took extensive roof damage, and several homes in the city were destroyed.

Years before, on January 7, 2007, an F2 south of Newnan near Lake Blalock destroyed one home. More recently, a winter-storm emergency was declared for Coweta County in January 2026. If your roof went on in the busy months after 2021, it is fair to have the work checked.

Newnan also requires a business license for anyone paid to do work, so ask to see it. Door-to-door sellers in the city carry a police-issued ID badge; ask for it before talking roofs.

Pricing a Roof in Newnan, GA

Nobody publishes a Newnan-only price, so these are statewide Georgia figures from 2025 and 2026. Each source counts roof size, materials and tear-off a little differently.

Good to Know in Newnan, GA

Which office handles a roofing permit in Newnan?

It depends on your address. Inside city limits, call the City of Newnan Building Department at 678-673-5413. Outside city limits, Coweta County Building Permits & Inspections at 770-254-2660 is the office. Either way, ask your roofer whether a permit is needed for your job and make sure the roofer files it.

Does a roofer need a license to work in Newnan?

Georgia has no state roofing license. Newnan does require a business license for anyone paid to do work in the city, so ask for it. Also ask for proof of liability insurance, workers' comp if there are employees, an itemized written contract and written warranties. Checking these yourself is the best protection you have.

My insurer turned down part of the claim after I signed. Now what?

Suppose you signed a roofing contract expecting insurance to pay, and then a written notice from the insurer turns down some or all of the claim. Georgia law gives you five business days from that notice to cancel the contract. The Georgia roofing rules page explains the details.

Someone offered to cover my deductible. Is that a good deal?

No. The Georgia Attorney General calls an offer to pay or absorb your deductible a red flag, and you are expected to pay your own. Be just as careful with anyone who wants cash only or the full price before work begins.
